• Apartment shall be handed over/allotted only to those members who have made their payments/dues as per payment schedule. The management will not be responsible to deliver the possession or obliged to allot apartment to those who haven't paid their complete installments.
• The purchaser is allowed to sell the apartment before taking possession; however, a prior written permission is required from the seller; beside new purchaser shall also have to pay a transfer fee of Rs. 75/- per SFT to Realistic Residencies.
• The occupants/purchasers have to pay the maintenance service i.e. janitorial, security and water on monthly basis.
• The payment of the installments on due dates are be treated as essence of the contract. The payment must be made within or by due dates (10 days grace period). The defaulter shall be liable to pay penalty of 0.05% per day on due installments (equivalent to 1.5% per month). In case the due installment is not received within 60 days of the due date the allotment of the apartment shall be treated as cancelled. And paid amount shall be refunded by the seller to the purchaser after deducting 30% of the total price of said apartment. Such refunds will only be made after the completion of the project.
• Commencing from the date of notice, given by the seller to the purchaser that the apartment is ready for the possession, the purchaser shall be liable to pay all taxes, utility bills, maintenance charges and escalation (if applied). The possession of the apartment will rest with the seller until and unless all the installments and maintenance charges are fully paid by the purchaser.
• The seller reserves the rights of exterior walls of the building. So, the purchaser needs to avoid to apply the different colors schemes and designs on external walls, similarly no projection/ hook /nails etc., will be allowed to be fixed/constructed on exterior wall of the building.
• Seller has the right to make changes/modification in map/size/design/exterior finishing etc, if required.
• Property tax charged by the concern authorities will be distributed amongst the entire purchaser according to the size of the apartment and liable to pay.
• The Purchaser shall comply with abide by all the rules, regulation, bylaws, orders and direction that may be issued by concerned management, from time to time.
• There will be no escalation of the price of the apartment except, due to unavoidable circumstances beyond the control of the seller such as war, natural calamity/civil commotion, change in fiscal policy of the Punjab Government/concerned authorities, any legal restriction imposed by any court of law or any Government/semi-Government agency.
• Apart from the price of the apartment, the purchaser shall also have to pay the documentation charges for transfer/registration/Govt. taxes if any of said apartment.
• All discounts will be valid subject to regular payments and applied at the time of possession.
• The seller (REALISTIC RESIDENCIES) reserves the right to cancel any membership, if any member violates the rules and regulations set by the Seller.

• Photocopy of Cnic & 1 Passport Size Photo of the Applicant.
• Cnic Photocopy of Next of Kin. In Case Next of Kin is Minor, B-Form Needs to be Attached.
• In case of Overseas Applicant Photocopy of Passport & NICOP & 1 Passport Size Photo of the Applicant.
